Located in the heart of the City of Vincent, the project exemplifies our ability to manage complex urban sites, coordinate multi-disciplinary teams, and secure approvals for high-performing residential and commercial assets.
This mixed-use building comprises a ground-floor commercial tenancy and 10 architecturally designed apartments across four upper levels, supported by a strong sustainability, transport and landscaping strategy.

24% deep soil area (double the policy requirement)
54% carbon reduction through sustainable design measures
Traffic and parking solutions that optimise yield (Rear-lane access)
Smart waste strategy aligned with City of Vincent requirements
Strong alignment with SPP 7.0 design principles
A complete, council-ready DA designed to minimise RFIs

Urban infill projects like this face competing priorities:
Tight sites within established neighbourhoods
Height and scale negotiations
Commercial activation requirements
Traffic, noise and waste complexity
Sustainability expectations
Landscaping and tree retention constraints
JDAP determination thresholds
Intense public and council scrutiny
For landowners and investors, these challenges translate into risk, time delays, and significant holding costs, unless they are managed strategically from day one.

The design for 114 Hobart Street was shaped around one clear objective – deliver a high-quality mixed-use building that strengthens the local streetscape while maximising amenity for future residents.
Working closely with Daniel Cassettai Design, the architectural approach embraces a contemporary urban form that responds sensitively to its District Centre location. The facade combines fine-grain materiality, articulated massing, and generous glazing to create an active and welcoming street presence on Hobart Street. Textures, shadow lines, and refined detailing break down the scale of the building, ensuring it feels cohesive within the surrounding commercial and residential context.
A central light well anchors the internal layout, drawing natural light deep into the building and improving cross-ventilation and resident comfort. Landscaping by Moro Studio is integrated throughout, including on-structure planting, softening edges, enhancing privacy, and elevating environmental performance.
